It’s a blast, Part 5: North Temple’s massive 8-building project offers retail frontage for design review

With nearly 650 feet of street frontage, Village at North Station (1925 WN Temple) will play more than a few key notes in setting the tone for the western end of the crossing lane.

The 769-unit, 100% LIHTC-supported, eight-building campus is located on 14.5 acres (53 units/acre) on a ground surface in a ratio of just under 1:1.

On the North Temple Street frontage, it replaces a paid plot of land serving SLC Airport, and a one-story bank building with parking and parking.

It is directly adjacent to the 1940 W Trax, the penultimate stop on the Airport Green Line. I-215 is a number of Frisbee throws westward.

Although the TSA transit station area code is not required, the new building (which will be located in the empty space at the top of the site plan above) is proposed to accommodate more than 9,000 square feet of retail space, enough for a grocery store or several from small companies. It will be the first integrated retail space in the three recently built N Temple facing residential developments – Meridian, North Temple Flats and North Metro Townhomes – at the west end of the corridor.

From a policy perspective, is this enough to entice pedestrians to enter Temple N? What will create the walkable and mixed-use environment intended by the master plan and zoning?

The Importance of “Building H”

The project contains three buildings facing the northern temple, as well as three car entrances. Two of these buildings – in the northwest and northeast corners of the project – are currently under construction. Fronting N Temple, both buildings (A and G) offer exclusive condominiums on the ground floor.

The newly designed, 5-storey, L-shaped building will offer 58 subsidized units (whether it’s less than 60% AMI, or more affordable, was unknown at the time of publication). Fronting N Temple 9356 will be sixth in retail space.

The N Temple facade spans 158 feet, and 72% of that facade is glass windows, according to an Architecture Belgique project narrative submitted to the city.

“Big front store and multiple entrance[s] Along the North Temple it is sure to engage pedestrians and draw attention to future commercial spaces,” said the applicant, on behalf of developer Gardner-Batt.

The project has not yet been scheduled for review by the Planning Committee.
